Westshore Real Estate Market
The region of Westshore encompasses several distinct municipalities beyond the Greater Victoria area. Each of these island communities offers their own unique character and lifestyle. One of the biggest draws of Westshore real estate is the affordability of homes throughout this area, however, the region is not without its luxury homes. Many properties are within a half hour of Downtown Victoria.
The community of Langford is located just off of the Trans-Canada Highway and has been recognized as the retail corridor of Westshore. The area is so rich in big box stores and conveniences that many Victoria residents make the short commute to pick up amenities. The Langford real estate market is made up of recently constructed townhomes, handsome suburban houses near Thetis Lake, and the occasional apartment building.
The seaside community of Colwood is popular amongst families. The Colwood real estate market is full of single-family homes that fit into well-kept neighbourhoods. With a strong local school district and a wealth of recreation opportunities, many parents with children find this community appealing. Homes for sale in Colwood range from recent constructions built within the past year to older homes developed in the 1960s.
A selection of condos appeal to first-time home buyers in the area who may be hoping to live close to the picturesque Royal Roads University. Luxury homes in Colwood can be found along the ocean or the Esquimalt Lagoon. Highlands homes for sale constitute some of the most expensive homes on the market. Recently constructed luxury abodes, exclusive properties on Bear Mountain, and oceanview properties are often valued at well over a million dollars.
Geographically, the municipality of View Royal is the closest to Victoria. Adjacent to the district of Esquimalt, this seaside town is a thriving community of 10,000 residents. Real estate throughout this region is highly sought after, and the prices reflect that. Near the Victoria General Hospital, the ocean, and an easy access route to the rest of the city, View Royal homes for sale enjoy a premium location within the city.
Metchosin is often hailed as Westshore's farming community. Sooke constitutes the largest of the Westshore communities. Spanning from the trailhead of the West Coast Trail in Port Renfrew to western border of Metchosin, the district measures more than 60 kilometers along the island's western coastline. Within Sooke, a number of small seaside towns dot the shoreline. The region is well known for its unparalleled natural beauty and its exceptional beaches. When it comes to real estate in Sooke, buyers will find expansive rural properties, affordable oceanfront homes, comfortable single-family houses, and land primed for development.
The Westshore housing market offers some truly spectacular luxury and waterfront homes at the upper end of the market. Waterfront properties can be found in many Westshore communities, both along the Strait of Juan de Fuca and on the many lakes in the area. In Langford, waterfront properties line Langford and Glen Lake, whereas the western municipality of Colwood brags oceanfront properties.
