Steps to Becoming a Real Estate Professional in British Columbia

1. Understand the Requirements: 
 
  • Age & Residency: Must be at least 19 years old and a Canadian Citizen or Permanent Resident.
  • Educational Requirements: Completion of the pre-licensing education course is mandatory. 
  • English Language Proficiency Requirement (ELPR): All licensing candidates must meet the ELPR. This requirement is crucial as contracts and standard forms in BC are in English, and effective communication skills are essential for delivering high-quality services. Although you can begin your studies without meeting the ELPR, it is recommended to start this process early and allow at least two months before registering for the final exam. 2. Educational Courses: 
 
  • University of British Columbia (UBC): The UBC Real Estate Division offers a comprehensive program covering all necessary pre-licensing courses. You can find detailed information and register for courses on the UBC Real Estate Division website.
  The following student support services are included in the course tuition fee:  
  • Tutorial assistance from course specialists, through a toll-free number and email.
  • Online course resources, containing course updates, study materials, schedules, discussion forums, and tutorial information.
  • GOBC Real Estate School: GOBC offers a variety of real estate courses designed to prepare you for the licensing exam and your career in real estate. They provide flexible learning options including online courses and extensive study materials. For more information, visit the GOBC Real Estate School website. GOBC can help you navigate the education and licensing process, providing support and resources to ensure your success. 
  • Students in a licensing course must: 
    • Complete all course assignments within one year of registering. The course assignments take a minimum of 10 weeks to complete. On average, most individuals complete the course within 6 months, based on completing one assignment a week and usually spending 10-12 hours per assignment. 
    • Obtain a minimum of 70% in order to pass the licensing exam.
3. Preparing for the Licensing Exam: 
 
  • Exam Preparation:  The course covers a variety of real estate topics such as real estate principles, laws, ethics, and practices. Utilize study materials, online courses and practice exams for preparation.

4. Talk to Brokerages

Start contacting real estate brokerages to find the best fit for you and to arrange for joining them once you are licensed. Your license application must be endorsed by the managing broker of a real estate brokerage in B.C. who is prepared to take you on board  
 

5. Obtain a Criminal Record Check

You must complete a criminal record check within 90 days before submitting your license application to BCFSA. If you obtained your criminal record check through the Triton link on the BCFSA website, indicate this during the requirements step of your submission. If you obtained your criminal record check from your local police or RCMP detachment, upload a copy of the document during the submission process. The original criminal record check does not need to be sent to BCFSA’s office.

If you have a criminal record or charges to disclose, include a statement explaining the circumstances of any convictions or charges, along with copies of sentencing documents. For more information on the criminal record check requirements, visit the BCFSA website.

6. Register for Applied Practice Course

You have the option to take either the Residential or Commercial version of the Applied Practice Course. This blended course consists of four components delivered both online and in the classroom. The course builds on the technical knowledge provided in the Real Estate Licensing course and offers opportunities to practice essential skills needed as a real estate professional.

You must complete the required pre-licensing components of the course before your license can be issued. You will have up to six months to complete the final components of the course while working at your brokerage. For full information and to register, visit the Applied Practice Course page.

Please note, all components of the Applied Practice Course must be completed within the prescribed time limits, or your license will be terminated.

7. Apply for Licensing:

As soon as you start your Applied Practice Course, you can apply for licensing. Follow these steps:

  1. Sign Up or Login to IRIS:

    • Begin your online application by signing up or logging into IRIS.
  2. Start a New Submission:

    • Select “New Submissions” at the top of the page.
    • Choose “Application for First Time Licence: Individual” and follow the instructions to complete the online application.
  3. Upload Supporting Documentation:

    • All Applicants:
    • Additional Documentation (if applicable):
      • Work permit or permanent resident documentation.
      • Supporting documents for questions in the Reputation and Suitability section.
  4. Approval by Managing Broker:

    • Have your application reviewed and approved by your intended managing broker.
    • Both you and the managing broker will receive an email to approve the application in IRIS.

Review and Approval Process:

  • BCFSA staff will review your application. If complete and satisfactory, and with required Applied Practice course components completed, your license will be issued.
  • You and your managing broker will receive an email notification on the issuance date.
  • Applications are held in pending status for 90 days. If additional information is required, respond promptly to address deficiencies.
