After declining sales activity for Victoria Real Estate Board each month since May, we experienced a seasonally unusual increase in local sales volume from October to November with a total of 671 properties sold, also 12% more than November the previous year. In fact it was the highest number of sales recorded in November since 1996.

This increase was attributable at least in part to a surge of activity generated from anxious buyers rushing to lock down purchases before new mortgage rules take affect in the new year. The new mortgage rules will decrease the average home buyer’s purchase threshold by more than 20%.

The total number of properties listed and available for sale followed our typical seasonal decline to just 1,764 listings down 7.4%

Our hot summer is over and it seems that our hot market is too, other than with a few specific property types, price ranges and neighbourhoods. The volume of sales reported each month since May 2017 has declined each month, but surprisingly the number of available active listings has remained low, hovering just over 1,500 active residential listings.

There were 640 sales reported last month in Greater Victoria which while was 18% less than the 781 reported sold in September 2016, is still more than 10% higher than the 10 year average of 573 sales in September. The number of total listings (including commercial and lots) at the end of September was 1,976 up 3% from the previous month and 4% less than the same time last year.

June 2017 VREB statistics

The real estate market in Victoria generally remains significantly undersupplied. This despite a strong sellers’ market despite the change of government, continuing threats of foreign buyers tax, crack down on vacation rentals and rising interest rates. With still fewer than 2,000 active listings at the end of June 2017 and more than 1,000 sales for the month, we have less than a two month supply of homes for sale. The result is continuing upwards pressure on prices, competing buyers with multiple offers in areas and property types in the highest demand.

There were 1,008 properties sold in June 2017 which was 14% fewer than the 1,174 in June of 2016. This is still tracking more than 20% above the ten year average sales volume of 798 sales for June.
