Ron's Candid Comments on the Victoria Real Estate Market for August 2017While the summer weather has heated up, the Victoria real estate market has cooled off some. Sales continue to exceed 10-year averages but there were 18% fewer with a total of 790 sales in July compared to the 972 sold in July of last year. Somewhat surprising has been the continued low inventory with the total number of listings available for sale in Greater Victoria still just 1,921 at the end of July, up a handful from June but still 11% fewer than the same time last year.

The ratio of available listings to sale has shifted some as predicted edging closer to a balanced market but still undersupplied with less than a three month supply overall. This proportion looks very different in different price ranges, property types and areas.
