Our hot summer is over and it seems that our hot market is too, other than with a few specific property types, price ranges and neighbourhoods. The volume of sales reported each month since May 2017 has declined each month, but surprisingly the number of available active listings has remained low, hovering just over 1,500 active residential listings.

There were 640 sales reported last month in Greater Victoria which while was 18% less than the 781 reported sold in September 2016, is still more than 10% higher than the 10 year average of 573 sales in September. The number of total listings (including commercial and lots) at the end of September was 1,976 up 3% from the previous month and 4% less than the same time last year.

Ron Neal Victoria Real Estate Market for September 2017Our heat wave has continued through the summer both with respect to weather and our Greater Victoria real estate market. While we seemed to experience some cooling off in some areas, property types and price ranges, surprisingly the inventory levels have actually declined some. The number of new inquiries has generally declined some which has to be connected somewhat to buyer fatigue. The selection continues to be very slim overall giving buyers very few options.

There were just 736 properties sold in August, down 17% from the 883 sold in August of 2016 and also down 7% from the 790 sold in July. The total number of active listings continues to hover just below 2,000 with 1,917 available at the end of August 2017 almost unchanged from the previous
