Vancouver Island Real Estate - saw big increases in year-over-year inventory due and the continuation of slower sales.

Digging into the Numbers - on all of Vancouver Island, there was a total of 902 properties sold in August 2022 (both Victoria Real Estate Board (VREB) and Vancouver Island Real Estate Board (VIREB). For a closer look at VREB numbers click HERE. Looking at the VIREB numbers, of the total 424 sales in that area 307 were single-family homes, 66 were condos, and 51 were townhomes. Here is a breakdown of year-over-year and month-over-month percentages for each property segment:

Victoria Market Overview - Sales continued their lethargy in August as is somewhat typical of a Victoria summer market. As the volume of transactions dropped (even from an already slow July), inventory kept near pace with the previous month with only 25 listings less on the market. Since the end of August, new listings have not been keeping pace as some buyers come back to the table. A table that appears to be much more favorable to buyers for now, at least compared to recent climates.

Getting into the numbers - 478 properties sold in August in the Victoria region, 42.5% fewer sales than August last year and 6.3% less than July 2022. Condos were hit the hardest with only 148 sales (57.1% down year over year) while there were 249 single-family home

Canadian Employment (August 2022) - September 9, 2022

Canadian employment declined by 40,000 (-0.2 per cent) to 19.527 million in August, falling for the third consecutive month. The Canadian unemployment rate also jumped by 0.5 to 5.4 per cent, rising from the lowest rate on record in the prior two months and up for the first time in seven months. Average hourly wages were up 5.4 per cent year-over-year, increasing from 5.2 per cent in June and July. Wage gains remain below the inflation rate, however, which hit 7.6 per cent year-over-year in the most-recent data. Total hours worked were unchanged in August, but are up 3.7 per cent year-over-year.
