Spring 2007 After our wet winter weather, spring has finally arrived, bringing with it once again our FOR SALE Signs! Not even the extreme weather dampened sales, which remain strong. Interest rates held steady for several months with only marginal changes recently. The number of properties available for sale in Greater Victoria has continued to increase with the wider selection leading to a more balanced market and price stability. The number of active listings of all types listed on Victoria’s MLS at the end of March increased 18 percent to 3,079 at the end of last month and up from 2,480 at the end of March last year. Properties are still selling near last years record levels with 833 sold in March, up from 707 in February and down from 843 in March of last year. Prices are holding steady since last summer and are predicted to rise moderately over the balance of 2007. With property tax value assessments up considerably this year over last and prices having stabilized after years of surging upwards we’re now seeing some sales below assessed value. Alberta remains a VERY strong market but has cooled marginally. The market is also fairly strong in most of Canada. South of the border a different story is unfolding where sales and housing starts are off considerably, although in their ten hottest markets prices are still increasing. Last year was another record setting year for us at The Neal Estate Team as we reached the milestone of more than 2,000 dreams fulfilled. On stage at our annual RE/MAX Conference I became the first ever recipient of the new Diamond Award for sales and customer service excellence. Despite the rain we had several hundred happy chocolate hunters out. We continue to make a donation on behalf of every customer from every sale to the Children’s Hospital. Last month we awarded scholarships to graduating Victoria Grizzlies players Keyvan Hunt and Kevin Petovello, our 4th Annual Grizzlies Face-Off Scholarship Winner’s. On the home front, we’re settling in here at Sparton Acres. After last years successful experiment with pumpkin growing at Sparton Acres, we’re expanding our crop and hope to have enough for all of our friends and clients this fall.
